How to sell a home effectively

The first step to make an effective sale is to carry out a real estate valuation of the property that is intended to be sold.

As the owner, you can estimate a suitable asking price. At Dream Sun Spain We recommend you to go to a professional in the field to advise you correctly.

It is useful to know that the value attached to the housing will not necessarily be the value of sale. That is, if a house is valued at €150,000, but it is considered that it is possible to get more (or less) for it, it can be done.

You can then seek support from an estate agency. At Dream Sun Spain we recommend an agent you trust who is willing to help. A good agent mediates between buyer and seller, seeks a fair price, explains legal aspects and assists with paperwork through to signing before the notary. This can save time, headaches and last-minute surprises.

As we have said before, paperwork is the most stressful part of a sale. The necessary documentation varies depending on the phase in which we find ourselves.

First and before you put the property on sale, the document you will need as a seller is a Land Registry extract (nota simple). Which evidences who is the owner and the characteristics of such property.

Once you put on sale and during your promotion, you will need to have the Certificate of Energy Efficiency, which includes the energetic characteristics of the installations of the property and its rating. In the case of Dream Sun Spain, we have qualified staff to perform this analysis.

The third step is to request the certificate of habitability (cédula de habitabilidad)that proves that the property that is intended to sell is habitable. It should be noted that this is not mandatory in all the Autonomous Communities of Spain, but in the case of the Valencian Community, it is.

Something very important and that you should not forget as a seller is the receipt of payment of the Property Tax (IBI), which confirms that property tax payments are up to date.

In the event that the property in question is located in a building of more than 30 years old, it must obtain the property Certificate of Technical Inspection of the Building (ITE).

When an interested buyer is found, a deposit agreement (contrato de arras) sets out the sale conditions and provides security for both parties.

Finally, at the signing of the sale, you must deliver:

  • Latest invoices for supplies
  • Certificate confirming communal charges are up to date
  • The Zero Debt Certificate
  • The deed of sale
